The first question aspiring investors usually ask is, "Where do I begin?"

My short answer is, "READ A BOOK!"  The old cliché is true...
Knowledge is Power

For beginners, read "Real Estate Riches" by Dolf de Roos, Ph.D. because it's a short & easy read with many good ideas.

For intermediate reading, try "Secrets of a Millionaire Real Estate Investor" by Robert Shemin, ESQ. because it has well-structured descriptions of different investing strategies using ethical techniques.

I also recommend reading success philosophy books like:  "Think & Grow Rich" by Napoleon Hill, and "Rich Dad, Poor Dad" by Robert Kiyosaki.

You can also listen to a plethora of wonderful audio programs from Nightingale-Conant - this is a great way to use your time if you have a long commute.

Reading and listening to educational stuff is hard to force yourself into, but the character building rewards gained from focused perseverance quickly become rather enjoyable when you start to taste your inevitable financial independence - trust me.

The second question aspiring investors usually ask me is, "How do I find a good property?"

To this I say, "Pick up your local Sunday paper.  Look in the Real Estate section listing the open houses.  Choose a city where you can afford some of the properties.  Circle at least 5 that interest you.  Drive to the houses, analyze them, compare them, keep organized notes, talk to Real Estate agents, and other investors. The more properties you look at, the better chance you have of recognizing a deal.  If you multiply your Sunday open house searches by reading books about investing, and talking to people about investing, and listening to audio programs about investing, and attending seminars about investing, then you will learn ways to increase the efficiency of your efforts."

If you analyze enough properties (on and not-yet-on the market), there is almost always a great buy within a 30-40 minute drive from your home.

When I look down on urban areas from the window of an airplane, I often wonder how many fantastic deals I'm looking at.

Now might be a good time to consider researching foreclosures at below market prices:

Countrywide Foreclosures
The largest independent home loan originator, they have property throughout the United States.

Bank of America Foreclosures
One of the largest lenders in the US, you can search for residential or commercial.

Indymac
Many states listed, they also have a lot of manufactured housing listed.

As you exercise your intellect, be sure to take care of your spirit, and your health because keeping all 3 in balance can enhance your enjoyment of life.

Better yet, look in the mirror, and say this out loud to yourself every morning and every night...

My final thought... Even if you win $17 million in the SuperLotto Plus® (1 in 41 million odds on a good day), your knowledge controls your ability to increase or decrease your money.  Granted, with a nice windfall like that, you could pay your butler to read educational books to you, while your masseuse works out that tight spot in your neck :-)

But don't waste time gambling, when you could be making yourself into a better human being for the benefit of everyone around you.
